Here is where I am looking to buy:

Hagerstown, Maryland

Harrisburg, Pennsylvania

Cleveland, Ohio

 

What I will buy:

Neighborhoods should be B & C class properties.

Cashflow is relative to the entry fee.

Creatvily:

Single family, Townhomes, Row Homes upto $200,000 & Small (12 doors or less) Multifamily homes $350,000.

Total entry fee under 12% of the purchase price.  8 Parts to an entry fee is: Cash to the seller, Closing costs, Assignement fee, Agent commission, Arrears, Repairs, TC and Holding Costs.

Cash:

65-70% of ARV minus repairs.  

Location: Montgomery, Frederick, Howard, Carroll & Washington Counties in Maryland.
